What is a facility manager?
A facility manager is the person responsible for a building's operations and its service vendors, and often the buyer in commercial services. IFMA, the facility management association, uses the ISO definition of facility management as a function that integrates people, place and process within the built environment. The work spans maintenance, safety, cleaning, security, space and budgeting, and many people doing it hold other titles.
Why it matters to a revenue leader
The facility manager lives with the problems commercial services solve: failed equipment, failed inspections, occupant complaints and audit findings. They often own the service budget but may need a property manager, CFO or regional director to approve capital work. For a revenue leader, sellers who know the facility manager's priorities, constraints and budget calendar win more renewals and more repair work. Sellers who rely on the facility manager alone for large projects often stall when the economic buyer appears late.
Example
A mechanical seller supports the facility manager at a 12-building campus. The facility manager wants to replace three boilers but needs approval from the finance director. The seller builds a one-page case with failure history, energy cost and code risk that the facility manager can carry into the budget meeting.
